Clustering
- Clustering involves the arrangement of residential building lots in groups through a reduction in lot area and building setback requirements while still adhering to overall permitted density regulations, or possibly using a modest density incentive. This allows the re-maining area of the development to remain as open space, preserving environmentally sensitive areas such as woodlands, wetlands, prime farmland, floodplains, and steep slopes. Clustering can also re-duce infrastructure and maintenance expenses.
